CHE/20/00552/FUL - REMOVAL OF EXISTING ROOF TO REAR OF FARMHOUSE AND REPLACEMENT HIGHER ROOF WITH RAISED EAVES LEVEL AND ACCESS RAMP (REVISED DRAWINGS RECEIVED 12.10.2020 AND 15.10.2020) AT DUNSTON HOLE FARM, CHESTERFIELD S41 9RL FOR MRS HEPPENSTALL

 

In accordance with Minute No. 299 (2001/2002) Ceri Heppenstall (applicant) addressed the meeting.

 

That the officer recommendation be upheld and the application be approved subject to the following conditions:-

 

1.  The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

 

2. The development hereby approved shall only be carried out in full accordance with the approved plans (listed below) with the exception of any approved non material amendment. All external dimensions and elevational treatments shall be as shown on the approved plan/s (listed below).

·         Proposed First Floor Plan, drawing number 11 (received 17.08.2020)

3.  Within 6 months of the date of this decision a scheme for biodiversity and ecological enhancement measures including a scheme for implementation and maintenance shall be submitted to the local planning authority for consideration to demonstrate a net gain in biodiversity (see attached informative note for examples of biodiversity net gain enhancements).

Only the ecological enhancement measures agreed in writing shall be implemented on site in accordance with the submitted programme of implementation. The ecological enhancement measures shall thereafter be implemented, retained and maintained in perpetuity.

 

4.  In accordance with the submitted survey ‘Protected Species Surveys Ecological Surveys & Consultation’, dated 19.09.2020 if works to remove and replace the rear roof and to increase the height of the roof and eaves have not commenced within 24 months of the 11.09.2020 an updated survey shall be undertaken to assess the status of the site in respect of bats and shall be submitted to the Local Planning Authority for consideration and written consent. If evidence of roosting bats is found, works shall cease and a qualified ecologist contacted to devise a suitable mitigation strategy (including licensing where necessary).

Agreement to the pruning of one Oak tree and various trees along the eastern boundary pruning back to the boundary line.  The pruning of the trees will have no adverse effect on the amenity value of the area.

 

The trees are within the Chatsworth Road Conservation Area and the applicant wishes prune back branches to clear the adjacent properties.
